Abu Dhabi offers a wide range of residential properties, from apartments in established neighbourhoods to waterfront residences and spacious family villas. But how much does a property in the capital actually cost?

There is no single average price that represents the entire market. The cost depends on the property type, location, size, condition and whether the home is ready to move into or still under development.

In Q3 2026, Abu Dhabi recorded AED 21.5 billion in residential property sales across 6,085 transactions. According to Savills Middle East data reported by Gulf News, the average transaction value was AED 5 million for off-plan properties and AED 2.8 million for ready properties.
