Abu Dhabi’s property market is seeing strong buyer activity in 2026, but buyers are becoming more selective. Location, property type, community amenities, payment options, rental demand, and long-term value are all influencing purchasing decisions.

According to the Abu Dhabi Real Estate Centre (ADREC), total real estate transactions reached AED 117 billion in H1 2026. Residential unit sales reached AED 70.4 billion, with off-plan properties accounting for 89% of residential sales value and 82% of deals.

What Is Driving Property Demand in Abu Dhabi?

Buyers now have a wider choice of off-plan projects, ready homes, apartments, and villas across established and emerging communities.

Abu Dhabi had approximately 409,000 residential units in H1 2026, with around 71,000 additional units projected to be added by 2030. At the same time, repeat-sale prices increased by 20% for apartments and 12% for villas year-on-year.
