Abu Dhabi, UAE — Modon Holding has launched phase one of Wadeem Gardens, a new villa community within the Wadeem masterplan on Hudayriyat Island. The launch introduces an off-plan home financing arrangement through Abu Dhabi Islamic Bank (ADIB), allowing eligible buyers to access financing of up to 75% of the property's value.

Eligible applicants can also receive pre-approval within two hours, free of charge and with no obligation to proceed with the purchase.

According to Modon, Wadeem Gardens is the first villa community in Abu Dhabi to offer up to 75% off-plan home finance through this arrangement.

What Is Wadeem Gardens?

Wadeem Gardens is part of Wadeem, Modon's wider masterplan on Hudayriyat Island. The first phase includes four-, five- and six-bedroom villas, with buyers able to choose from different exterior finishes and interior layouts.

The community is planned around landscaped neighbourhoods, with access to walking and running trails, waterfront promenades and amenities and services across the wider Wadeem development.

A 2.3-kilometre urban spine connects key residential and community destinations within Wadeem. Modon also says Wadeem Gardens is about 20 minutes by car from Abu Dhabi Corniche and about 15 minutes from Zayed International Airport.

Up to 75% Off-Plan Financing Through ADIB

The financing arrangement is one of the main features of the Wadeem Gardens launch.

Eligible buyers can access up to 75% off-plan home financing through ADIB, subject to the bank's eligibility requirements, approval, and applicable terms.

The launch also includes a two-hour pre-approval process for eligible applicants. The pre-approval is free and does not require the applicant to proceed with the purchase.

For buyers considering an off-plan villa, this can provide an early indication of their potential financing eligibility before they make a final purchasing decision.

5% Rebate for UAE National Buyers

Modon is also offering eligible UAE National buyers a non-transferable 5% rebate on the property price.

According to Modon, the rebate equals the final 5% payment due at handover. Buyers should confirm the applicable eligibility requirements and terms before proceeding.
