Etihad Rail's passenger network began operating in phases in 2026, with the Dubai and Al Dhaid stations opening on September 30. For property buyers and renters, the important question is not simply whether a railway station will make nearby property more expensive. The more useful question is how much easier the connection makes a particular location for the people who live there.

Etihad Rail's passenger service is being introduced in stages rather than opening as a fully completed UAE-wide network all at once.
The first passenger services between Abu Dhabi and Fujairah began on June 30, 2026. The Dubai and Al Dhaid stations followed on September 30, while further stations are scheduled to open later in the year and into 2027.
The network's expansion is planned to continue with Zayed City and Liwa stations on November 30, 2026, additional Al Dhafra stations on December 30, 2026, and Sharjah Station on March 30, 2027.

However, being near a station is not automatically enough to make a property a better rental choice.
