Dubai's residential real estate sector moved into a period of steadier, mature growth in the first half of 2026. The market recorded 24,800 new residential units handed over, representing a 38% year-on-year increase and marking the strongest half-yearly completion period in recent years. In contrast, new off-plan launches saw a steep drop of 72.5%, down to 28,000 units across 124 developments compared to 102,000 units across 410 launches in H1 2025.

Transaction activity also moderated to sustainable levels during the period. Total sales transactions reached 79,300 deals, down 14% year-on-year, while total residential sales value stood at AED 221.4 billion ($60.3B), a 16% decline. Off-plan properties continued to dominate buyer interest, accounting for 75% of overall sales transactions. Meanwhile, average gross rental yields remained stable across the emirate at 6.58%, with apartments leading overall investment returns at a 6.9% gross yield.
