Abu Dhabi’s real estate market recorded strong activity across a range of established communities and newer development areas in 2025.
Sales data reported by Arabian Business shows that Al Reem Island recorded the highest sales value among the five areas highlighted, followed by Saadiyat Island, Hudayriyat Island, Yas Island, and Al Bahyah.
The figures offer a snapshot of where significant property sales were recorded across the emirate, while transaction data from 2026 shows that several of these areas have continued to see substantial activity.
Abu Dhabi’s Leading Areas by 2025 Sales Value
According to 2025 data reported by Arabian Business, the five areas recorded the following sales values:
- Al Reem Island: AED 14.9 billion
- Saadiyat Island: AED 14.12 billion
- Hudayriyat Island: AED 11.9 billion
- Yas Island: AED 9.23 billion
- Al Bahyah: AED 5.94 billion
The figures show that property activity is spread across different types of communities. Al Reem Island has a large established apartment market, while Saadiyat and Yas combine residential properties with leisure, retail and cultural destinations. Hudayriyat represents a newer waterfront development area, while Al Bahyah adds activity outside Abu Dhabi’s major island destinations.
Al Reem Island Records the Highest 2025 Sales Value
Al Reem Island recorded the highest sales value among the five areas, reaching AED 14.9 billion in 2025.
The established residential community has a large apartment market and is located close to Abu Dhabi’s main business and employment areas. Its existing residential stock, combined with ongoing development, gives the area a broad range of properties.
Activity continued into 2026. Al Reem Island recorded AED 9.45 billion in total real estate transactions during Q1 2026, according to ADREC.
Saadiyat Island Remains a Major Market
Saadiyat Island recorded AED 14.12 billion in sales in 2025, placing it second among the areas highlighted.
The island has a significant residential market alongside beaches, hospitality, cultural destinations, and other developments. Its residential offering includes apartments, villas and premium properties.
ADREC recorded around AED 8.8 billion in total transactions on Saadiyat Island during Q1 2026, showing continued activity in the area.
Hudayriyat Island Gains Momentum
Hudayriyat Island recorded AED 11.9 billion in sales during 2025.
The newer waterfront development area has become an increasingly important part of Abu Dhabi’s residential pipeline, with villa communities and expanding leisure and infrastructure projects.
Hudayriyat recorded AED 11.97 billion in total real estate transactions during Q1 2026, the highest transaction value among the areas reported by ADREC for the quarter.
The Q1 figure also highlights how newer development areas are becoming significant contributors to Abu Dhabi’s overall property market.
Yas Island Records Significant Activity
Yas Island recorded AED 9.23 billion in sales in 2025.
The island has a diverse residential market located alongside entertainment venues, retail destinations, hotels and leisure attractions. New residential projects and continued development are also adding to the area's property supply.
ADREC reported more than AED 5.5 billion in total real estate transactions on Yas Island during Q1 2026.
