Abu Dhabi’s luxury residential property market recorded strong growth in the third quarter of 2026, with transactions valued above AED 10 million more than doubling compared with the same period last year.

The emirate recorded 582 high-value residential transactions during the quarter, representing a 104% annual increase and a 35% rise compared with Q2 2026.

The growth came as the wider residential market recorded fewer transactions but a higher total sales value, highlighting the continued activity in Abu Dhabi’s premium property segment.

Off-Plan Properties Lead Luxury Transactions

Off-plan properties accounted for 81% of residential transactions in Abu Dhabi during Q3 2026. Their share was even higher in the luxury segment, representing 95% of transactions valued above AED 10 million.

The figures highlight the role of new residential developments in the emirate’s property market. Buyers considering off-plan homes should still review payment plans, construction progress, completion dates, and the terms of sale before making a decision.

Abu Dhabi Residential Sales Reach AED 21.5 Billion

Abu Dhabi recorded 6,085 residential property transactions worth AED 21.5 billion during Q3 2026. Although transaction volumes declined by 19% compared with the previous quarter and 7% year-on-year, total sales value increased by 32% from Q3 2025.

Average apartment prices reached AED 22,700 per square metre, up 9% year-on-year. Villas and townhouses averaged AED 18,200 per square metre, representing an 8% annual increase.
