Some homes are about the property itself. Others are about how life feels around it.
That is what makes Nassem by Modon interesting. Located on Hudayriyat Island, the villa community combines private family living with easy access to the island's growing mix of sports, beaches, outdoor activities, and leisure destinations.
The idea is fairly simple: you have your own villa and garden, but you are also close to places where the family can spend time outside the home.
Nassem, officially referred to by Modon as Al Naseem Community, is planned around four- to six-bedroom villas, with a choice of South Californian and Modern Contemporary architectural styles. The first phase is scheduled to be handed over in Q4 2027.

Nassem by Modon is a villa community on Hudayriyat Island in Abu Dhabi, designed with family living in mind.
The development includes standalone four-, five-, and six-bedroom villas, private gardens and outdoor areas. Within the community, residents will also have access to facilities such as a swimming pool, gym, children's play areas, basketball courts, pedestrian paths and cycling routes.
There is also a community centre and schools planned as part of the development.
But what really sets Nassem apart is its location. The community is part of Hudayriyat Island, which has been developing into one of Abu Dhabi's major destinations for sport, recreation, beaches and outdoor activities.
So, while the villa is the starting point, there is much more to the experience once you step outside.
A large villa can give a family plenty of room, but the surrounding neighbourhood matters just as much.
At Nassem, residents are part of a wider island destination where cycling, sport, beaches and outdoor activities are close by.
That could mean taking a bike ride in the morning, spending an afternoon outdoors or heading to one of Hudayriyat's leisure destinations with the family. These activities become part of the location rather than something that always requires a trip elsewhere in Abu Dhabi.
For families who enjoy being outdoors, this is one of the more noticeable differences.
Nassem is made up of standalone villas rather than apartment buildings.
The four- to six-bedroom homes are set on private plots, with gardens and outdoor areas that give families room to enjoy the home beyond its interiors.
That extra outdoor space can be useful for everyday family life. Children have somewhere to play, adults have room to sit outside, and family gatherings do not have to stay indoors.
The community itself adds to this with walking and cycling paths, a swimming pool, sports facilities, and children's play areas.
Nassem does not give every villa the same look.
Homeowners can choose between South Californian and Modern Contemporary designs.
The South Californian style has a warmer, more relaxed character, while the Modern Contemporary option takes a cleaner and more contemporary approach, including larger areas of glazing.
Having two styles gives buyers a choice based on their own preferences while keeping the wider community visually consistent.
The wider island is a big part of the story.
Hudayriyat Island has been developed as more than a residential area. It brings together homes, sports facilities, cycling routes, beaches, waterfront destinations, and places for leisure and entertainment.
For Nassem residents, that means there are plenty of options beyond the immediate community.
Surf Abu Dhabi has become one of the standout attractions on Hudayriyat Island.
It adds another dimension to the island's focus on active living, alongside cycling, fitness and other outdoor activities.
For families who enjoy trying different activities, having a destination like this nearby gives weekends and free time more options.
321 Sports is another part of the island's growing sports offering.
It adds organised sporting and fitness activities to an area that already has cycling routes, outdoor spaces and other recreational facilities.
For Nassem residents, this means staying active does not necessarily involve travelling across the city. Sport and recreation are already part of the wider Hudayriyat setting.
Then there is Marsana.
The waterfront destination offers a different side of Hudayriyat, with places to eat, relax, and spend time with family and friends.
This helps create a nice balance around Nassem. The villa community provides a quieter place to live, while nearby destinations offer opportunities to go out and enjoy the island.
One of the practical advantages of villa living is having more room to move between indoor and outdoor life.
At Nassem, private gardens and outdoor areas give residents another part of the home to use throughout the year.
During Abu Dhabi's cooler months, this can be especially appealing. Breakfast outside, children playing in the garden or an evening with family can all become part of the normal routine.
The community's outdoor paths and recreational facilities add even more ways to spend time outside without going far from home.
There are plenty of villa communities in Abu Dhabi. What makes Nassem different is not simply the size of the homes or the number of bedrooms.
It is the combination of private villa living and the wider Hudayriyat Island experience.
Residents have their own home, garden and community facilities, but they are also close to Surf Abu Dhabi, 321 Sports, Marsana, cycling routes and other island attractions.
That gives families more choice in how they spend their time.
Someone might prefer a quiet afternoon at home, while another day could involve cycling, sports, or a visit to the waterfront. Both are part of the same location.
Nassem may be a good fit for families looking for a villa community where outdoor activities are part of everyday life.
It may appeal to people who value:
Of course, the right community depends on how you actually like to live.
For someone who spends most of their time indoors and rarely uses recreational facilities, the wider island offering may not be a major factor. For an active family that enjoys spending weekends outside, it could be much more important.
Hudayriyat Island is continuing to develop as one of Abu Dhabi's larger destinations for residential, sports and leisure activities.
Modon's wider plans for the island include residential communities alongside beaches, cycling routes, sports facilities and waterfront attractions. The island covers around 51 million square metres and includes an extensive cycling network.
Nassem fits into that bigger picture.
The community gives residents a private villa environment, while the island provides a much wider range of things to do.
That is what makes the location particularly interesting. You are not simply choosing a villa. You are also choosing the type of surroundings you want to have as part of your everyday life.
Nassem by Modon brings together the privacy of a standalone villa with the active, outdoor character of Hudayriyat Island.
The homes provide room for family life, while the surrounding island adds sports, cycling, beaches, waterfront destinations, and leisure activities.
For families exploring villa communities in Abu Dhabi, it is worth looking beyond the floor plan and asking a simple question: What do you want everyday life outside your front door to look like?
For Nassem, the answer is a community where home life and the wider island experience are closely connected.
