A First Look at Aldar's New Saadiyat Destination
Marsa Al Saadiyat is planned as a large-scale coastal destination spanning approximately 6.4 million square metres, with an announced gross development value of AED 100 billion. Rather than being centred solely around residential buildings, the masterplan brings together homes, beaches, a marina, hospitality, dining, retail, culture and community amenities.
During the preview, the scale of the destination stood out. The masterplan is planned around approximately 8 kilometres of coastline, including 5.6 kilometres of beaches and a one-kilometre waterfront promenade. A marina with approximately 350 berths is also planned as a key part of the waterfront experience.
These elements give a clearer picture of how Aldar is approaching Marsa Al Saadiyat: not simply as another residential project, but as a destination designed around coastal living.
A Residential Offering Still Taking Shape
The preview also provided an early look at the residential direction of Marsa Al Saadiyat.
The announced collection includes private mansions, luxury villas, waterfront apartments and branded residences, offering different ways to experience the destination. Further details on individual residences, including pricing and specific releases, are still to come as the project moves toward its first sales.
For prospective buyers, that makes this stage particularly interesting. The destination is already taking shape, while the details of its residential communities are still being introduced.
Connected to Saadiyat's Wider Story
Marsa Al Saadiyat is also being developed as part of the wider Saadiyat Island experience.
A scenic walkway is planned to connect the destination with the Saadiyat Cultural District, bringing it closer to the island's growing collection of cultural institutions. Marsa Al Saadiyat will also include Dar Al Funoon, a planned performing arts venue designed to accommodate more than 6,000 guests.
Future infrastructure will also play a role, with planned road and tunnel connections toward Reem Island and Umm Yifeenah Island, alongside a proposed underground Etihad Rail station.

With first residential sales expected this 2026, more information is set to emerge as Aldar progresses toward the next stage of the launch.
